Buying & selling property in Rishikesh: FAQs
Important: These answers are general information, not legal advice. Rules and charges in Uttarakhand change, so verify everything with an independent property lawyer before you sign or pay.
Which areas of Rishikesh do you cover?
We cover Tapovan, Laxman Jhula, Ram Jhula, Muni Ki Reti, Shyampur, Raiwala, Dehradun Road and nearby areas in and around Rishikesh, Uttarakhand.
What kinds of property can I buy in Rishikesh through you?
Plots, independent houses, villas, apartments (flats), commercial property, guest houses and agricultural land, depending on what is available at the time. Current public listings are on the properties page, and we often have off-market options that you can ask about on WhatsApp.
Which part of Rishikesh is best for a guest house, homestay or yoga retreat?
Tapovan is Rishikesh's yoga and café hub with strong demand from yoga schools, retreats and long-stay visitors. Laxman Jhula and Ram Jhula have steady tourist and pilgrim footfall, which suits small hospitality and commercial use. Always check road access, land use and any river, forest or heritage-zone norms before buying.
Which areas suit families or second-home buyers?
Shyampur, off the Haridwar road, is quieter and greener with residential plots and independent houses. The Dehradun Road corridor is convenient for Jolly Grant Airport and daily needs, and Muni Ki Reti is a mature locality with good amenities.
Can people from outside Uttarakhand buy property in Rishikesh?
Uttarakhand has specific rules on who can buy which kind of land, especially agricultural and horticultural land, and these differ for residents and non-residents of the state. Rules for residential plots inside municipal limits, apartments and commercial property may differ. Ask an independent property lawyer to confirm your eligibility for the specific property before you pay anything.
Can NRIs and OCI cardholders buy property in Rishikesh?
NRIs and OCI cardholders are generally allowed to buy residential and commercial property in India, but FEMA restricts agricultural land, plantation property and farmhouses. Payments usually need to come through proper banking channels such as NRE/NRO accounts. Confirm your own position with a lawyer and your bank.
What documents should I check before buying?
At minimum: the title/sale deed chain, khatauni and mutation records showing the seller as owner, encumbrance status, land use and zoning (including forest, eco-sensitive or riverbed restrictions), the approved map for built property, RERA registration where a project requires it, and up-to-date tax and utility bills.
How do I check whether a project is RERA registered?
Search the project or promoter name on the Uttarakhand Real Estate Regulatory Authority (UK RERA) website. Projects that require registration should show a RERA number; a listing's project RERA number, where available, is shown on its page.
What are the stamp duty and registration charges in Rishikesh?
Stamp duty and registration charges are set by the Uttarakhand government and change from time to time, so get the current figures from your lawyer or the sub-registrar office before you budget. Registration happens at the relevant sub-registrar office, and mutation in your name should follow.
Is the rental income shown on rented listings guaranteed?
No. Where a listing mentions current rent, it is as shared by the owner and is not guaranteed. Verify the tenancy and rent before purchase.
Can I see a property without travelling to Rishikesh?
Yes. We can arrange site visits in person or by video, collect documents from sellers and coordinate with your lawyer. We do not give legal opinions; your lawyer should do the final verification.
How do I sell my property in Rishikesh with you?
